PROPERTY MANAGEMENT SERVICE

You Manage Tenants. We Manage Bugs.

Handling a pest problem in a rental property takes more coordination than treating a home. Tenant schedules, access to the unit and activity in nearby units can all affect how service should be handled.

A problem may be limited to one rental house or apartment, or it may involve shared walls, common areas or multiple units. We look at the areas involved and recommend treatment based on what we find.

Before treatment, we explain where we need access, what preparation is required and anything tenants need to know. This makes it easier to coordinate service and helps the treatment go as planned.

Whether you manage one rental house or several properties, GorillaGuard is on the job!

ENTRY POINTS

Bugs Don’t Need a Key

Pests can enter rental properties through small openings or arrive on furniture, boxes and personal belongings. In apartments and multi-unit buildings, they can also move between neighboring units. These are some of the most common ways they get inside.

Doors and entryways

Even a narrow gap beneath a door can let ants, cockroaches, spiders and mice into a rental unit or common area.

Foundation gaps and exterior damage

Cracks in masonry, gaps near siding and other exterior openings can give insects and rodents a way inside.

Pipes, wiring and utility lines

Openings created for plumbing, cables and HVAC lines often leave enough space for pests to get through.

Furniture and belongings

Bed bugs, fleas and other pests may arrive on luggage, clothing, mattresses or upholstered furniture.

Roof vents and attic access

Damaged soffits, loose vents and roofline gaps can give pests access to attics and upper areas.

Moving boxes and stored items

Cardboard boxes and stored belongings give hitchhiking pests plenty of places to hide during a move.

Shared walls and connected units

In apartment buildings, pests can follow plumbing, wiring and wall cavities from one unit to another.

BEFORE SERVICE

What You and Your Tenants Need to Know

Preparation depends on the pest and the treatment, but we keep it as simple as possible. Before your appointment, we will explain what needs to be done and provide clear instructions to share with tenants when necessary. We will also tell you which units or common areas require access and whether people or pets need to stay out of a treated area temporarily.

LEAVE ITEMS IN PLACE

Do not move furniture, boxes or belongings away from an area with pest activity unless we ask you to. Moving those items can carry pests or eggs into another room or unit.

PREPARATION MAY INCLUDE

  • Leaving furniture and belongings in the affected area until we provide instructions
  • Providing access to affected units, utility areas or common spaces
  • Clearing specific walls, baseboards or treatment areas
  • Emptying certain cabinets or the space beneath a sink
  • Putting away food, pet dishes and other sensitive items
  • Keeping tenants and pets out of treated areas for the required amount of time

QUESTIONS PROPERTY MANAGERS ASK

Rental Property Pest Control FAQs

You manage the tenants, access and maintenance. We keep the pest control part simple. Here are answers to common questions about preparing units, coordinating service, pricing and what to expect.

Not always. It depends on the pest, the treatment and the area being serviced. GorillaGuard will explain who needs to leave, which areas should remain clear and when they can be used again.

GorillaGuard provides clear preparation and re-entry instructions to the property manager or landlord. You can then share that information with tenants and arrange access to the units or common areas we need to service.

Sometimes a problem is limited to one unit. In multi-unit buildings, shared walls and utility lines can allow pests to move into neighboring spaces. We will explain which units or common areas should be checked and will not recommend treating the entire property unless it is necessary.

GorillaGuard provides pest control for rental houses, duplexes, apartment buildings, multi-unit properties and shared common areas. We work with individual landlords and property management companies throughout Springfield and neighboring areas.

Yes. A vacant unit is often easier to inspect and treat because access is simpler. If you discover pest activity during turnover, contact GorillaGuard before the next tenant moves in whenever possible.

That depends on the pest and how widespread the activity is. After evaluating the property, we will explain whether a single service, follow-up treatments or ongoing prevention makes the most sense.

Pricing depends on the pest, the size of the property, the number of areas requiring service and the extent of the activity. Once GorillaGuard has seen the property and identified what is needed, we can provide an accurate recommendation.

Yes! This is a popular service for property managers. Regular visits can catch activity early, reduce tenant complaints and help prevent a small problem from spreading to other units. We will recommend a schedule based on the property and the pests involved.
